Seal for mast through the deck

How is the seal made for the mast thru the deck?  Is it pretty water-tight or prone to leaking?

They will leak over time as the mast "works". Make sure the sail track is well caulked(any good marine caulk will do), I use a non-hardening window "rope caulk" from the hardware store and make a fillet around the mast to help shed water away from the mast. Cheap, works well and easily replaced/repaired if needed.

I followed the advice using the rope caulk on my mast and it has worked effectively for me.
