Pre-Purchase Checklist - What do I need to look for???

I'm off to look at a 1990 CP-16 on Tuesday and I would like to take her home the same day if it all works out.  

What should I be looking for?  The boat doesn't come with a spinnaker or genoa.  What was "missing" when you bought yours and then had to go out and buy?  We are hoping to make this a relatively "turn key" purchase -- ready to sail.    Unfortunately, there probably won't be any sailing done until the spring so I need to know what to be searching for over the winter.

She'll be trailered mostly and then left in the water for up to 2 weeks at a time while we are in town.

Any advice for a potential CP-16 buyer would be appreciated!

Look for leaking scuppers (check inside the footwell for broken down caulk), leaking inspection ports on the seats and leaking rubrails (look for signs of water marks inside the hull). Look carefully at the wood and carpeting inside the hull for any signs of water leaks. I bought a 1990 CP16/3 tha looks in like new condition but had all three of the above. Once I realized what was going on I was able to solve each leakage issue, but I did get the interior cushions soaked twice before everything became evident.
