Here is her history.  She spent 7 years in a slip on the great lakes with her first owner.  The second owner bought her around 2000 and brought her to the east coast.  He bought a new trailer to put her on during the winters (2000 performance).  He used her seasonally until 2009.  She was in storage on her trailer until I bought her in 2014.  My wife and I are the third owners.  I spent 7 months and 8000 dollars getting her in shape.  During the summer of 2015 my wife and I pulled her to Florida, and then sailed her to the Bahamas for 6 weeks.  We sailed as far as Hope Town, Abacos before sailing back to Florida.  You can read about the trip and see many pictures of Empathy in my, Update on Abacos trip, thread under Journeys and Destinations. 

Empathy is a 23D with factory edson wheel steering and tiller backup.  She is sitting on a 2000 performance trailer custom made for her.  She has had 8000 dollars in new equipment added in the last 18 months.  All labor was done by me.  Structurally she is all stock with only 1 exception.  I have relocated the batteries from the starboard cockpit locker to the keel.  I got Gerry Hutchin's approval before I made this modification.  It was a lot of work, but makes the boat better in all respects.  I removed 200 lbs of concrete from the keel, making a boxed area for 2 new 6 volt 300 amp/hr lifeline agm batteries.  They weigh 100lbs apiece thus serving to replace the removed ballast.  The aft section of cabin sole is now a removable hatch.  The beauty of this modification is extremely high battery capacity with no weight penalty, better sailing ability due to moving weight forward down and to centerline, increased storage capacity in starboard cockpit locker, increased weight carrying capacity overall, and increased safety due to ability to run a 17amp 3700gph bilge pump in excess of 16 hours on full batteries even without a running engine.

new 150 watt solar panel mounted on pole.  tilts and turns.
new morning star duo charge controller and solar wires and digital readout.
2 new lifeline 6v 300 amp/hr batteries. 
new raymarine evo wheel autopilot.
new raymarine bidata and new transducers.
new norcold 12v fridge / freezer.  In Bahamas solar kept up with all electrical needs.
2 new caframo cabin fans with spare blade.

complete spares kit for the yanmar 1gm10, belts filters, gaskets, anodes, t-stat, impellers, primary and secondary fuel filters, etc. etc. etc.
up to date offshore rescue signal kit, with old stock still on board.  Parachute, metor, handheld flares.  water dye.  etc....

new low profile compac deck hatch.  inside is custom trimmed to cabin top with no teak filler piece needed.

2 new 12 gallon plastimo flexible water tanks mounted under the port and starboard vberth hatches.  padded and anchored with cross over hose with valve.

new portlight seals.
new 25lb mantus anchor with 40' 5/16 chain and 300' 1/2" rode.  Crosby 3/8" shackle with pin moused. 
new seloc yanmar service manual. 
engine oil changing manual pump.
new weems and plath log books.
new propshaft zinc with new spare.
new dock lines
new anchor rode chafe protectors
bottom paint in May of 2015, still in good shape.
hull stripped and polished, new cove striping and compac decals applied, 3 coats of wax. 
interior cushions all have new 1" closed cell foam on bottom inside of covers.

new bean bag style back cushions for cockpit.
matching covers for port lights for privacy.

Sails: 
The sails are in good shape for cruising, but new sails would defiantly improve performance.  I would replace within a few years and use these as spares as I would like 3 reefs in the main.

Main:  The main is clean with some minor small stains.  One reef point and in good cruising condition.  Has numbers and compac logo. Johnson brand, no cover.

Genoa: 
The Genoa is a 155 and is in good shape.  It is clean and white, but there is one small area about 6" long that needs restitched.  It is not torn just has a broken thread that has unraveled.  The sun cover is in good shape but wrinkled from being furled near the top.


Engine:  Yanmar 1GM10
The engine starts and runs great.  It doesn't smoke and is probably low hour.  The second owner told me he used the engine very little, preferring to sail off and onto his mooring.  The first owner used the boat in freshwater only.  I went over the engine and replaced all anodes, impeller, gaskets, t-stat, fuel filters, oil and oil filter, air cleaner, etc...  The transmission oil is clean and it works smoothly.  I also realigned the engine and propshaft, and adjusted the stuffing box, erring on the loose side about 10 drops per minute.  I replaced the prop shaft zinc.  The engine gave us no trouble during our 6 week Bahamas cruise, and we ran it full time crossing the gulf stream both ways.  It uses very very little diesel.   Has 7 gal tank.


Electronics:  All new

Raymarine Evo wheel autopilot, with control head mounted to port of companionway.
Raymarine Bidata speed and depth, with control head mounted to port of companionway and under autopilot.
Icom vhf with gps and dsc. 
2 6v lifeline agm 300 amp/hr batteries
150 watt solar panel
morningstar duo charge controller with digital readout

Things she could use:

new running rigging, some new rigging provided.
teak varnished or let it go natural.
new drop boards.  The current ones are painted ply, functional but should be replaced with teak.
cabin sole varnished.
an anchor light installed on top of mast.  or just use a light hung on boom. 
possibly a new vhf antenna on top of mast.
Possibly a new cutlass bearing as there is some play, it's not critical as we cruised the Bahamas with it like it is and no discernible difference.
Very bottom of keel bottom painted where it sits on rollers.  I did not have time before Bahamas trip, but it accumulated no growth, and I scrubbed it with a brush before we sailed back to Fl. 

Trailer needs new carpet on bunks.  Bunks are solid, but carpet is worn.
The trailer brakes do not work, but I pulled it with a 3/4 ton diesel and didn't know it was there.
