I woulda jumped at that a few years ago.  Now that I own a Suncat, I know that its the right Com-Pac for me, but someone needs to grab that thing!

I'd seen that. Could be a good deal, but the photos look more like a 21 yo boat than the "like new"/excellent/!!! description suggests. The brightwork will need some effort. New sail cover suggests the old one was pretty shot, I wouldn't expect the sail to be pretty.

A few sail ties would neaten up that mess of halyards and shrouds, for the photos anyway.
